1. Don't disturb it
Asbestos is mainly a risk when it is damaged or disturbed. Don't drill, sand, scrape, break or sweep it, and don't use a household vacuum cleaner on any dust or debris.
2. Check its condition
If the material is in good condition, sealed and not likely to be damaged, it is often safest to leave it where it is and keep an eye on it. HSE gives the same general principle for managing asbestos in buildings (HSE).
3. If it's damaged
Keep people and pets away from the area, close the door if you can and get professional advice before cleaning up. Damaged higher-risk materials – such as pipe lagging, insulating board or loose fill – should be dealt with by a licensed contractor.
4. Get it tested
You can't tell for certain by looking. Have a sample tested by an accredited laboratory, or arrange a survey (see survey types).
5. Before any work
Tell your builder, electrician or plumber about suspected asbestos before they start. If the work will disturb it, it may need removing first – see licensed vs non-licensed work.
Disposal
Asbestos waste is hazardous waste and must not go in your household bin. Your local council can tell you about disposal options.
